RESIDENTIAL
A Residential appraisal report contains the formal
analysis of an appraiser’s professional, unbiased opinion of market value, to be
used in making real estate decisions.
This opinion or estimate is arrived at through a formal process that typically
uses the sales comparison approach (which involves making a comparison to other
similar, nearby properties which have recently sold.) and may also use other
approaches such at Cost Approach (which is what it would cost to replace the
improvements, less physical deterioration and other factors, plus the land
value) or the Income Approach (estimating what an investor would pay based on
the income produced by the property). The Sales Comparison Approach is normally
the most accurate and best indicator of value for a residential property.

through affiliations with General and MAI (Member of the Appraisals Institute)
Appraisers. This value added service gives you the ability for one stop shopping
of larger valuation projects along with commercial and residential reporting.

COMP SEARCH
Recently, we have had an increasing amount of requests for what is commonly
called a “comp search.” You can now order a comp search and receive up to a maximum of 200 of the most recent sales in the subject
property’s neighborhood. The sales information provided will be obtained from
the available Multiple Listing Service data.
The fee for this service is $35 payable at the time of order. See payment options
