Will there be other people looking at the house besides me?

Yes, we will continue to show our units until we receive a qualified applicant.

What if the place I go see is not for me, now what?

Our Higgins & Welch leasing agents will be happy to show you other available properties.

Do you accept Housing Choice Vouchers (formerly Section 8)?

Yes, we have properties in Philadelphia and all the five counties that accepts the Housing Choice Voucher.

What are the important criteria used to qualify for renting a rental property?

Since we manage homes many different homeowners, each homeowner may have a somewhat different standard requirement for tenant selection. Generally, owners consider the following factors:

  • Satisfactory credit history
  • Monthly income about three times the monthly rental amount §
  • No outstanding judgments
  • No past rental evictions
  • Established history of credit since a past bankruptcy
  • Employment and income verification
  • Criminal record check
  • Present and former landlord references
All properties are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, or familial status.

When is my rent due?

Typically rental payments are due on the 1st of each month. Please refer to your lease for payment schedule.

What forms of payment do you accept for my rent?

Acceptable forms of payment for monthly rent are cash, money order or personal check made payable to: Higgins & Welch Real Estate, Inc. In the event that a portal payment is returned for insufficient funds, personal checks will no longer be accepted.

How much does it cost to use our services?

There is no charge for our leasing staff to help you find a rental home. If you decide to submit an application to rent one of our properties, there is a $50 charge for the credit and application background check. Other broker/landlord fees may vary.

What are the criteria to rent with Higgins & Welch Real Estate, Inc. group?

  • Generally you need to earn 3 times the monthly rental. (Copies of check stubs may be requested.)
  • Generally you need 2 years verifiable employment, with minimum gaps in employment.
  • Generally you need 2 years verifiable rental history, with minimum late payments.
  • No eviction in prior 4 years. (Letter of explanation required for all previous evictions.)
  • No criminal history or a sufficient letter of explanation.

What should I bring with me to my appointment?

You should bring a camera, notebook and pen and measuring tape if needed.

How long does it take for my application to be processed?

Applications are processed within 24-48 hours. If application is submitted after 5pm EST or submitted on a weekend, application is processed the following business day.

What forms of payment do you accept for my application fee and deposit?

All application fees, and deposits, must be paid in certified funds (money order or cashiers check).

How much deposit and upfront monies are required?

Generally, once approved one months security deposit is required immediately to hold the space, and first and last rent is due at the signing of the lease.  

Will the owner/landlord make any repairs or clean before I move in?

All units are thoroughly cleaned before move-in.

What should I do if my roommate wants to move out?

If you plan to stay in the unit after a roommate moves out, please contact our office so we can draw up new paperwork for you. If you have chosen a new roommate, they need to contact our office and complete an application as well as pay the $35 screening fee. Only after screening and approval will they be added to the rental agreement/lease and be “legal” to live there.
